In accordance with Law No. 26 of 2007, regarding regulation of relations between tenants and landlords, it has become mandatory to register all commercial & residential tenancy contracts whether as free-hold or non-freehold properties with RERA through the Ejari online electronic system. Ejari, which means ‘My Rent’ in Arabic, is the an initiative of RERA and it is intended to regulate and facilitate the Rental Market of Dubai.
The objective in enacting and enforcing the provisions of the law is to make the Landlord & Tenant relationship transparent and ensure all parties to a rental agreement are aware of their respective rights and obligations. Effectively, it establishes a sound, rigorous and well-defined procedure within which rental agreements are made, officially recognized as a matter of course, and if necessary, the terms are enforced.
The registration of Ejari is mandatory under RERA regulation. It should be noted that various Dubai Government departments such as DNRD, DED and DEWA will require Ejari registration certificates prior to rendering services. There is a nominal fee for the registration.
